Lots requiring minimal site work for new developments.
-Locations where $1M+ homes are being built and sold consistently.
-Proximity to recent activity is critical, as it reflects market demand and growth.
School ratings on Zillow between 6-9 are preferred, but this is secondary to recent sales activity in the area.
No Water on Property: We prefer lots without water running through them. However, cases where water is confined to the back property line may be considered on a case-by-case basis.
Minimal Grade Changes: The land should not drop significantly at the front or back of the lot.
Land that aligns with single-family residential development is ideal. Properties needing rezoning will be evaluated on an individual basis.
